I recently moved to Caoba, and enjoying the building and my apartment. Roxana, and the entire team have been very friendly and quick to respond. The building is spotless, and the front desk team is great too. Perfect location in Miami WorldCenter and looking forward to all of the new retail and restaurants opening soon.
Caoba is definitely the place to stay. It definitely exceeds our expectations. And if that wasn’t enough Peter Delatour who gave us the tour was as outstanding as the property. He is the quintessential professional. Very informative and kind. He represents the hospitality industry at its best.
Father's Day weekend trip. This place is amazing our host TR Luxary Condo Miami really made us feel at home. Very clean fully stocked kitchen bathroom had plenty of linen. Washer and dryer in unit. Definitely would love to stay again.
At the begining of my lease another company owned the building and i hated it but with new managment building is alot more upkept. If thinking about leasing go see michelle . She is tons of help , and will get u in a dope spot !!

**UPDATED REVIEW AS MGT KEEPS TRYING TO TAKE IT DOWN**
The gate for the parking garage no longer needs a key to enter. Meaning ANYONE can park in the garage and the residents get charged $150 a month for a parking spot. Makes zero sense. So if you are going to a concert or game at the arena, this is a perfect place to park for FREE. Also a resident came out to their car recently to find that their tire was missing from their car. Stolen and on cinder blocks. Another had belongings stolen from their car. But bring this up to management to get help and they will tell you they cant do anything about it. Complete joke of a management team.
The current management (FOL) is just as incompetent as the last management (Altman). Being its in Miami, this is not surprising as it seems a common theme across mostly every company.
To add clarification around Eduardo Caballero's review, the vibrations he is experiencing is definitely not due to the construction outside, like the response said from management. The issue is that the design of the structure is flawed. When their are high winds and bad weather, the building literally howls and vibrates. The railings on the balconies should not have been installed as the howling also comes from them. The issue has been going on since day one. The previous building engineer has confirmed this is what the problem originates from. I assume the higher you live in the building, the worse the problem is. Typical response from management to blame it on the construction outside. They must have really "investigated" the source of the problem.
Of course, the 5 star reviews are only from people who just moved into the building. Obviously leasing and management is going to be nice to you when you first move in.. This is how they make money, by keeping occupancy percentage as high as possible and getting paid commission.
Its never a good idea for a manager or leasing representative to live in the building where they work. They walk around like they own the place and are oblivious as to how to manage a property. If you don't live here, you can get into the building almost as easy as a resident. Front doors are always broken and don't close behind you, leaving anyone the ability to walk right in. The gate for the garage is typically open every weekend. The door to enter the building on floor 3 has been broken for a long time which doesn't require you to use a key to enter. ELEVATORS ARE ALWAYS BROKEN. That is not an exaggeration. There is always at least two down, which sometimes it will take up to 15-20 minutes to get up or down.
There's broken equipment in the gym, which management has been made aware on several difference occasions and still don't do anything about it. Even after telling them that its a safety hazard, the broken equipment is still in the gym and not replaced.
If FOL management thinks they are good at their job, they are completely delusional. Its a shame that every company that comes in here is a joke because the building is nice but just not managed or taken care of. Lastly, with the new tower being built and amenities being shared between both buildings, there is no way the space is big enough to accommodate the influx of more residents.
Besides it being in a great location, I wouldn't recommend Caoba to anyone.
